HOW TO LEVERAGE YOUR PROPERTY SALES WITH STYLE

So the number one mistake that most real estate owners and agents make when selling a home is not having the absolute best possible images to represent their home!! We're only a few years away from entering the matrix!! Ok, maybe not years...but I'm trying to make a point here, which is: no more excuses!!! High resolution high quality images should be synonymous with selling homes. High resolution imagery is not just for architectural, interiors and luxury real estate photography! If you want to grow your production value, you've got to raise the bar. So I've put  together a short list of 5 bullet points that every photographer should know about and real estate agent should do before selling a property:

1. HIRE A PHOTOGRAPHER WHO TAKES GREAT PICTURES (Me!)  ðŸ˜œ

I'm going to dwell on this here, but a picture is worth a thousand words. When your potential buyers are browsing online for their perfect home, they should be seeing a place that resonates with them. They are going to live there and they need to see the home's potential. Whether it's a back yard or a beautiful living room that has great sunlight, it needs to be showcased properly! Which brings me to my next bullet point...

2. FIND A STYLIST AND/OR STAGE THE PLACE

I know this is a hard because what if the home doesn't sell right away... but here's a neat little fact: staged homes sell 88% faster and for 20% more than nonstaged ones! Don't believe me? She's an interior designer and I always use her when I don't know what to do with all the fluffy pillows, throwers, flowers and all that other stuff that looks like chaos before she puts it all together (thank you Victoria! ðŸ™ƒ) oh and, she's amazing!

3. CREATE YOUR OWN WEBSITE TO SHOWCASE YOUR LISTINGS

This may be one of those OH MY GOD! But what do I know about building websites? And doesn't Street Easy work just as well? Yea...it sorta does. But now it also charges and compresses your images, but don't despair! So long as you have access to the internet this can be fixed. And wouldn't you rather have your own site where you get to call the shots? What goes in and out? The quality, language, design etc.? After all, being a real estate agent is really like being your own boss. And the better you position yourself in the market, the more successful you'll be. 4. DEVELOP YOUR BRAND NOW! YES, YOU HEARD ME!! 😱

A lot of people don't think about this when starting their own business. I didn't. I mean it was an abstraction like when I get to point, dot dot dot - Z - then I'll worry about it. But it doesn't work that way. Personal branding is like that red hot print left on a cow's hind. Ouch!!! It never goes away (some bovines might not find this funny 😒). But this is why it's super important to choose carefully how you wish to be perceived when others think about either you, or your services. In the 22 Immutable Laws of Marketing being first in the market is considered better than having a better product. Counter intuitive right?! However, since the category Real Estate is off limits, you can skip to the 3rd Law, which says that if you're not first in the market, position yourself such that you're first in mind. And so you can grab your target market's attention and focus on creating a unique experience/service/package tailored to them. 5. BE KIND AND USE YOUR KARMA POINTS WISELY

Just an little impetus to reinforce kindness because I've worked for companies where value was valued only in theory and not in practice. Make sure you create an environment you'd like to be in, because that's where you end up spending most of your waking hours, so it's really important that the people who you surround yourself with are good fellas (and not the kind who will want to wack you!). Also, if you do good by others, only good things can come of it, so just keep on paying it forward.
